Gas Safety Certificate (CP12) for England landlords

If your rental property has any gas appliances, flues or pipework, a Gas Safe registered engineer must inspect them every year and issue a Gas Safety Record (often called a CP12). You must give a copy to existing tenants within 28 days of the check, and to new tenants before they move in.

Why it matters

Letting a property with gas appliances without a valid gas safety check is a criminal offence enforced by the Health and Safety Executive. It can lead to fines and, in serious cases, prosecution, and it may invalidate your landlord insurance.

How to stay compliant

Book an annual check with a Gas Safe registered engineer before the current record expires.
Give tenants a copy within 28 days, and to new tenants before they move in.
Keep every record on file for at least two years.
