Viewing your tax reports
The Reports page gives you a clear, read-only picture of your tax figures for any tax year. Everything is calculated from the income and expense transactions stored in the app, so there is nothing to type in by hand.

What the Reports page is
The Reports page (heading: Reports) is a read-only dashboard of your tax figures for a chosen tax year. It does not change anything: it simply totals the income and expense transactions you have already recorded in the app and presents them on screen. Because the figures are built from your stored transactions, they update automatically as you add or edit records.
It is available on both the Free and MTD Lite plans.
What it shows
In the property view you will see:
- Summary cards for income, expenses, finance costs and net.
- A Quarterly Breakdown showing the four standard quarters (6 Apr to 5 Jul, 6 Jul to 5 Oct, 6 Oct to 5 Jan, 6 Jan to 5 Apr).
- A per-property breakdown so you can see each property on its own.
- Charts and a year-on-year comparison.
- A category breakdown so you can see where your income and spending sit.
If you have self-employment income, the SE view shows the same kind of summary plus an allowable-versus-disallowable split for your expenses.
How to view your reports
- Open Reports from the left navigation (under the Reports & Data group), or go to /reports.
- The eyebrow above the heading shows the income type and year, for example PROPERTY · 2025/26.
- Use the Tax Year selector to choose the year you want to review.
- If you own more than one property, use the Property selector to focus on a single property or choose All Properties.
- If you have both property and self-employment income, use the Property / Self-Employment toggle to switch between the two views.
- Review the summary cards, Quarterly Breakdown, category breakdown and the other sections on screen.
Tip: The Property filter only appears when you own more than one property, and the Property / Self-Employment toggle only appears when you have both income types. With a single property or a single income type, the page simply shows that one automatically.
Downloading a report
In the property view, the page header has a quick CSV and PDF export so you can save the on-screen report straight to your browser. There is also an All exports → link to the full Export Data page.
The self-employment view does not show those header buttons: use the Export Data page instead, which has dedicated SE Tax Reports and SE Transactions cards. For the full set of downloads (transactions, receipts, properties, HMRC submissions and more), see Exporting your data.
Note: The Reports page reflects the transactions you have recorded. It is a summary to help you understand your figures, not a guarantee of what HMRC will accept. For anything tax-law related, check with HMRC or your accountant.
If something goes wrong
- "No report data yet" with an "Add Transaction" link: there are no income or expense transactions for the selected tax year and property (both totals are zero). Record some transactions, or change the Tax Year or Property filter to a period that has data. See Recording income and expenses.
- No CSV or PDF buttons on the page: the header export buttons appear only in the property view and only when the report has data. For self-employment, or when there is no data yet, use the Export Data page.
- The Property filter is missing: this is expected when you own a single property. The report already covers that one property.
- "Upgrade to access tax reports" when exporting: tax reports are included on both Free and MTD Lite. If you see this, your account is on a plan that does not include reports (for example an invite-only co-owner or a cancelled subscription). Activate or restore a plan to regain access. Frequently asked questions
Where do the figures come from?
They are built automatically from the transactions you have recorded in the app (added manually or imported from CSV). There is nothing to enter on the Reports page itself.
Why does it say 'No report data yet'?
You have no income or expense transactions for the selected tax year. Add a transaction, or change the Tax Year (or Property) filter to a period that has data.
Can I download a report?
Yes. In the property view there are CSV and PDF buttons in the page header. For everything else, including self-employment reports, use the Export Data page. See [Exporting your data](/help/exporting-your-data).
Do I need to scan receipts for the figures to be correct?
No. Receipts are always optional. Only the date, amount and category of each transaction feed your reports.
