Exporting your data
The Export Data page gives you a set of download cards so you can pull your records out of the app for record-keeping, your accountant, or HMRC compliance. Every file is built from the records you already hold in the app, and every download is generated in your browser.

What the Export Data page is
Export Data is where you download copies of your records as files. Open it from the left navigation under "Reports & Data", or go to /export. The page heading reads "Export Data" with the subtitle "Download your data for record-keeping, accounting, or HMRC compliance."
The page is a grid of download cards. Each card covers one type of data and produces a file when you click its download button. The cards you see depend on your income type:
- Property users see: Transactions (CSV), Tax Reports (CSV or PDF), Receipts (a ZIP of images plus a CSV index), and Properties (CSV).
- Self-employment users see: SE Transactions (CSV) and SE Tax Reports (CSV).
- Everyone sees: HMRC Submissions (CSV, with an "All years" option).
Every export is built from the income and expense records you have entered in the app (added manually, scanned from receipts, or brought in via CSV import). There is no separate totals-only export: the figures come from your recorded transactions.
Note: All downloads are generated in your browser and saved to your device. The export files themselves are not stored on a server.
Who this is for and what you need
This page is available on Free and MTD Lite, and to both property landlords and sole traders. To get a useful file you need:
- To be signed in (you will be sent to the login page otherwise).
- Records that match what you are exporting. For example, the Transactions card needs at least one property with transactions in the chosen tax year, and the Receipts card needs receipt images you have uploaded. Receipts are optional in the app, so an empty Receipts export is normal if you have not scanned any.
What each card gives you
- Transactions (CSV): all property income and expense transactions for a tax year, with columns including Date, Amount, Type, Category, Description, Property, Postcode, whether a receipt is attached, and the source. Optionally filter to one property.
- Tax Reports (CSV or PDF): the property tax report for a tax year (annual summary, quarterly breakdown, and category breakdown). The PDF also shows a Section 24 figure when there are finance costs. Optionally filter to one property. See Tax reports for what the figures mean.
- Receipts (ZIP): all receipt images for a tax year as a single ZIP, with the image files plus a CSV index listing each receipt. The button shows progress while it gathers the files.
- Properties (CSV): your property portfolio with ownership details, including Address, Postcode, Purchase Date, Ownership Type, Ownership %, Role, and Co-Owners.
- HMRC Submissions (CSV): your submission history with references and amounts, including Tax Year, Period, Type, Status, Income, Expenses, Reliefs, the HMRC reference, and the submitted date. Tick "All years" to export every year at once.
- SE Transactions (CSV): for self-employment, all SE income and expense transactions for a tax year, including disallowable amounts. Optionally filter to one business.
- SE Tax Reports (CSV): for self-employment, an SE tax report (summary, category breakdown, and business breakdown). Optionally filter to one business.
Tip: You can also export the property tax report straight from the Reports page using the "CSV" and "PDF" buttons in the header, and the "All exports" link there opens this page.
How to download an export
- Open Export Data from the left navigation under "Reports & Data", or go to /export.
- Find the card for the data you want.
- Set the Tax Year on that card (it defaults to the current tax year). If the card shows a "Property" or "Business" filter, choose a single one or leave it on "All properties" or "All businesses". These filters only appear when you have more than one property or business.
- For HMRC Submissions, either set a Tax Year or tick "All years".
- Click the download button on the card: "Download CSV", "CSV", "PDF", or "Download ZIP" depending on the card.
- The file downloads to your browser.
If something goes wrong
- A card says no records were found (for example "No transactions found for the selected filters." or "No receipts found for the selected filters."): there are no matching records for the Tax Year and Property or Business you picked. Change the filter to a period that has data, or record the data in the app first. For HMRC Submissions, tick "All years". If you keep your figures in a spreadsheet, bring them in with CSV import so they become records in the app, then export.
- "Upgrade to access tax reports." on the Tax Reports or SE Tax Reports card: the tax reports feature is included on both Free and MTD Lite, so this only appears for an account with no active plan. Start or restore a plan to regain access.
- The Property or Business filter is missing: that filter only appears when you have more than one property or business. With a single one, the export covers it automatically.
- An "export failed" message or toast: exports run entirely in your browser, so a flaky session or a blocked download can cause this. Try the download again, and reload the page if it keeps failing.
- The Receipts ZIP has fewer files than expected, or says it could not download any receipts: one or more receipt images could not be fetched and those files are skipped. Retry the export, and check the receipts still exist on their transactions.
Frequently asked questions
Where do the downloaded files go?
They go to your browser's downloads, just like any other download. Exports are generated in your browser and nothing is stored on a server.
Why does a card say no records were found?
There are no records matching the Tax Year (and Property or Business) you selected. Change the filter to a period that has data, or record the data in the app first. For HMRC Submissions you can tick 'All years'.
Do I need a paid plan to export?
Export Data is available on Free and MTD Lite. The Tax Reports and SE Tax Reports cards need the tax reports feature, which is included on both plans; only an account with no active plan would be blocked.
Can I download everything in one file?
No. Each card produces its own file for one type of data. The HMRC Submissions card is the only one with an 'All years' option.
