- What certificates does a landlord need?
- Most UK landlords need a valid gas safety certificate (where there are gas appliances), an Electrical Installation Condition Report (EICR), and an Energy Performance Certificate (EPC). Wales, Scotland and Northern Ireland also require landlord registration. Exact duties vary by nation.
- How often is a gas safety certificate needed?
- Every 12 months, for any gas appliance, flue or pipework supplied for the tenant's use. The check must be done by a Gas Safe registered engineer.
- How often do I need an EICR?
- At least every five years in all four UK nations, or sooner if the report requires it.
- How long is an EPC valid?
- Ten years. In England and Wales the property generally must be rated E or above to be let, unless a valid exemption is registered.
- What happens if a certificate expires?
- Letting with an expired or missing safety certificate can lead to fines and enforcement action, and an out-of-date gas record is a Health and Safety Executive offence in its own right. This tool flags what has expired or is expiring so you can renew in time.
