Edit or delete a property

Already added a property? You can change its details at any time, or delete one you no longer let. Deleting removes the property and its records, so export anything you want to keep first: keeping your own HMRC records is your responsibility.

Edit a property

Use Edit Details to correct the address, set or change the acquisition date, adjust your ownership share or Form 17 status, and (for jointly-owned properties) switch the expense reporting cadence.

  1. Open the property from /properties by clicking its card, then open the actions menu (the More button, a three-dots icon) and choose Edit Details. This opens the Edit property page.
  2. Address. Your current address shows as selected. Click Change to re-run a postcode lookup, or Enter manually to type it in. Address line 1 and Postcode are required.
  3. Purchase date. This is optional on edit, so you can leave it as it is. If you set or change it, the date must be valid and cannot be in the future.
  4. Ownership. Drag the slider or type a percentage. For a jointly-owned property you can toggle Co-owned with spouse or civil partner (this locks the split to 50/50 unless Form 17 applies) and Form 17 has been accepted by HMRC to declare an unequal split.
  5. Expense reporting (jointly-owned properties only). Choose Quarterly or Annual. This section is read-only if you are not the primary owner, or if an HMRC submission has already been made for the current tax year.
  6. Click Save changes. You are returned to the property page.

Note: Editing a property does not send anything to HMRC by itself. Your changes sync on your next quarterly update.

Tip: No postcode lookup result, or no lookup key set up? Click Enter manually and type the address. Manual entry always works.

What you can change, and what may be locked

  • Address line 1 and Postcode are required.
  • Purchase/acquisition date is optional on edit (it is required only when you first add a property).
  • Ownership percentage must be between 0.01 and 100, and cannot push the combined total above 100% when there are co-owners. It cannot be changed while an HMRC submission is pending or processing.
  • Expense reporting cadence (joint only) can be changed only by the primary owner, and only before a submission has been made for the tax year. Switching one joint property to Annual also syncs your other joint properties to Annual.

Important: If your account is over its plan's property limit, it goes into read-only mode. You can still open Edit Details, but saving changes is blocked until you remove a property or upgrade. See Plans and pricing.

Delete a property

Delete a property when you no longer let it. Deleting removes the property and its records, so export anything you want to keep first.

  1. Open the property from /properties, open the actions menu (the More button, a three-dots icon), and choose Delete Property (shown in red).
  2. A confirmation dialog, Are you absolutely sure?, explains what happens: the property is removed from your and any co-owners' dashboards, any active tenancies are ended, and your transactions, rent records, and compliance certificates are deleted. Reusable tenant contact records are kept.
  3. Click Delete to confirm. You are taken back to /properties.

Note: Deleting removes the property's transactions and records. Export anything you want to keep first, because keeping your own HMRC records is your responsibility and we do not keep a copy for you. Your tenant contacts stay in your address book for reuse.

Who can delete, and when

  • Only an active owner can delete a property.
  • For a jointly-owned property, only the person who created it can delete it. Co-owners cannot: they leave the property instead, using the ownership tools. See Co-ownership and shares.
  • Deletion is blocked while any co-owner has an HMRC submission in progress for the current tax year. Wait for that submission to finish, then try again.

If something goes wrong

  • Edit Details is missing from the menu. You are a former owner of this property. Former owners get a read-only view (and the Edit and Delete options are hidden); active owners always see Edit Details.
  • Save changes is blocked or shows an upgrade message. Your account is in read-only mode because it is over the property limit. You can still open Edit Details, but changes cannot be saved until you remove a property or upgrade.
  • The expense reporting section is locked. You are not the primary owner, or an HMRC submission has already been made for the current tax year (jointly-owned properties only). Only the primary owner can change it, and only before submitting for that year.
  • You cannot change your ownership percentage. A change is blocked while an HMRC submission is pending or processing. Wait for it to complete, then edit. See Submit a quarterly update.
  • "Only the property creator can delete a jointly-owned property." A co-owner who did not create the property tried to delete it. The creator deletes it; co-owners should leave the property via the ownership tools instead.
  • "Cannot delete while an HMRC submission is in progress for a co-owner." A submission is pending or processing for the current tax year. Wait for it to finish, then delete.

Frequently asked questions

Does editing a property send anything to HMRC?

No. Editing a property does not submit anything by itself. Your changes are picked up on your next quarterly update.

Can I change the address after I have submitted?

Yes, at any time. As above, editing does not send anything to HMRC on its own; the change syncs on your next quarterly update.

If I delete a property, do I lose my transactions and records?

Yes. Deleting removes the property along with its transactions, rent records, and compliance certificates, so export anything you want to keep first. Your reusable tenant contact records are kept. Keeping your own HMRC records (at least 5 years after the filing deadline) is your responsibility, and we do not keep a copy for you.

Can a co-owner delete a jointly-owned property?

No. For a jointly-owned property only the person who created it can delete it. Co-owners leave the property instead, using the ownership tools.
